I got an email from one of my good friend weeks ago. I call him the Russian Assassin… why? Well let me tell you. This guy came from the east cost some where from the arm-pit of America with no contacts. One year later he is working on over half-a dozen rehab projects in the hood of LA. Anyways… he sent this over to me a few weeks back… and I wanted to share this with you.

This is probably one of the best thing I’ve ever read on real estate (Agreeing with the Russian Assassin), remember… the S&P Case-Shiller Price index… yeah it’s by Robert Shiller.
Read the WHOLE thing, not just the underlined parts and the scribblies. If you “get it”… you’ll be smarter than 99.9999999999% of ALL real estate professionals or so called professionals out in the galaxy.

Pay real close attention to why knowing the difference between capital investment hunting (aka flipping) vs cash flow investment is going to be huge. And how the perception of “what a real estate is” for consumer is going to dramatically change in the next 12-18 months. Your principal residence is NEVER an investment. Think about it….
