It’s been a while… did you miss me?  :)

Well… in the last several months, I have been working on couple of pretty darn big projects. What is that project? Simple. It’s a secret

But…  it’s related to the concept of “Growing Towards The Sun”

You might be saying… WHAT THE HELL is “Growing Towards The Sun”.   Well… just picture a plant… a plant that is trying to grow.  If the plant doesn’t have efficient sun light what will happen?

1. It won’t grow…
2. If it grows, it will grow at a slower pace…
3. And worst case scenario it will die

Now… what if the plant was in the sun… what will it do? It will grow towards the sun. And grow towards where the sun is the strongest right?   In business it’s the same darn thing but the “sun” is the folks you surround yourself with, the books you read, things you study, etc etc.   Meaning… if you want to grow your biz and/or as a person… be around folks who will push you, better your life, and just expect more out of you.  A smart dude once said…

“People’s lives are a direct reflection of the expectations of their peer group” – meaning surround yourself with friends, family, loved ones, business partner, team members, and anyone that can help you grow towards the sun.

I’ve been blessed enough to be around folks and individuals that are obnoxiously smarter than I am (can you believe it? lol).  Well… this one particular mastermind group I’m part of has brilliant online marketers who have sold bajjjilllions of stuff… what kinda stuff?  As they say… “info products” to help  real estate investors…. Below is a convo thread.  What I want you to pay attention to is…

How 1 simple questions has turned into something very very interesting…

Side-note: You can clearly see a down trend on the graph above.  This image is from “Google trends”.  If you do not know what Google trends are you’re probably living under a rock or…. ok, I won’t insult you for not knowing what Google trends is… since as they say… “you only know, what you know”… right?  So, what is Google trends?  Click here to learn Now… what you need to under stand is… it’s the “volume of searches” for specific keyword.  The sample above is the keyword “real estate investing”.  So the question is based on: Decline in search term of  ”real estate investing” = less investors being interested = shrinking pool of real estate investing guru products (make sense? or maybe… keep reading).

 ”Greetings!  Part of the decline you see on Google search traffic since 2004 relates to a loss of Google Search market share for this keyword (i.e. – people interested in REI have an increasing number of alternative info sources, from YouTube to  Facebook  and many in between). But make no mistake,  the lion’s share of the decline is **LACK of INTEREST. ** Many, many investors got beat up so bad (because they missed market signals of when to get out) they will never be back. The others are (mostly) waiting on the sideline. Just look at the declining traffic at most of the REI sites over the last four years. In the same way there are less than half as many realtors,  80% fewer contactors and a  small fraction of the mortgage brokers compared to a few years ago, the industry as a whole continues to be in a MAJOR contraction. ANY industry or group dependent on real estate is a small skeleton of what it once was. That includes most investors AND Guru’s.  This is a NORMAL and healthy part of the real estate cycle. Making money today as a real estate investor is hard as nails compared to a few years ago. There are much better alternatives for many potential investors… and guru’s.  Fundamentally, this cycle isn’t much different than the last three (see image attached).”

“Expect continued contraction until Market Psychology changes, then another explosion to the upside, especially in select local markets that are already wound tight and/or showing signs of reversal.  The ‘good’ news is that it looks like we’re entering the ‘capitulation’ phase on an National level (see momentum chart). Some local markets are starting to emerge but overall, we’re still years away from a return to the good old days.”

“With the media beating up Real Estate every single day… Homer Simpson will continue to wait on the sidelines. Great article by XXXXXXX (leaving out names). Only the strong will survive over the next few years. All the so called “Gurus” who hide behind the internet and have done only a couple deals will be flipping burgers at McDonalds!”

RESPONSE # 5:

“Great stuff xxxx (leaving out names). 100% agree. It’s just a cycle… similar to the ones we went through in the 70s, the early 80′s and the early 90′s. People aren’t losing interest for bettering themselves and their lives… they just don’t see real estate as the “easy” way to improve their lives anymore. Once the media starts talking again about all of the “high appreciation” and how fast houses are selling… people will jump back in and seek out real estate investing because it seems “easy” again. Looking at a few other trends:”

“buying real estate” sunk along w/ “real estate investing” on the same curve (that term could be interchanged as the same… but is likely also a bunch of home buyers searching that term)… so, as demand of course to buy homes goes down… as does demand to learn how to invest in real estate.

But, on the other hand… people increasingly started searching for other terms around buying real estate… like “foreclosure listings”… that of course jumped up huge while
“buying real estate” dove w/ “real estate investing”. In the end, people searching for similar things… just using different terms (based on the buzzwords that are popular in
the news media at the time). Further, like xxxx and xxxx said… those people didn’t disappear… real estate just doesn’t sound like the “easy thing to do” anymore… so, since 2008…  ”making money from home” has gone up and kept very steady the last 3-4 years. One last one… “buying rental properties” saw a little bump in early 2010 and carries through to today… just a sign of the change in the real estate market cycle.

People are still looking for the same things… wealth, freedom from their jobs, better lives, etc… possibly even in higher amounts than before… we just need to start the conversation with them in other places rather than trying to be in front of them only when they’re specifically looking for real estate investing info. Some guys doing this are seeing their real estate expert / training businesses grow faster than ever.

Just like the real estate investors who were in it for the “easy” money are now gone… the real estate experts / “gurus” who were in it for the easy money (and only for the
money) are gonna be gone in short order too if they’re not already. Time to get creative y’all .

“dude, when do you rest? How do you keep on working like that?”

And it didn’t hit me but I started to really ask myself that question.  Where did my ability to just work my a$$ off come from?

I had to really think about it since I’ve had so many mentors but… I go back to an incident in junior high…

I had try-outs for my basketball team at Giano Intermediate in the city of La Puente.  I grew up playing basketball and learned to love the game because of a childhood friend and his father who taught me the game. I still remember to this day… I was a nervous wreck and missed 7 wide-open lay ups because of the jitters. I wasn’t the only who noticed that I couldn’t make a lay-up that day, the coach noticed as well and I was cut or should I say I didn’t make the team.

This devastated me because I used to practice with my childhood friend and his father every single day for hours.  I don’t know till this day if my friends dad did it intentionally but the next day after I told him about how I got cut – he popped in a video. A video that changed me. He put in the video about a player who I watched on tv and idolized. The greatest of all time NBA basketball player, Michael Jordan.

I was amazed at seeing the highlights of all the dunks, game winning shots etc… but what I took away was the story of Michael.  The story of how he got cut from his Varsity basketball team and how he channeled that energy to get better.

The next day I hit the courts hard and practiced all summer with my child hood friend and his father doing drills.  Some summer days I woke up and started playing from sun rise to sunset until I had blisters on my feet.  During that time my friends father was diagnosed with lung cancer for the second time. Yet for some reason he still played ball with us…  I guess it was the love of the game (He fought the illness but he passed away a few months later. Thank you Tito RIP – I know you’re somewhere still playing the game you loved).

Now… just today I was sent this video of Michael Jordan that re-ignited some emotions from my child hood.

Now…

What did playing basket and idolizing Michael Jordan taught me in business?

Here’s what I’ve learned…

1. Be relentless but humble enough to know you don’t know everything. Never have anyone tell you that you can’t do something (especially yourself!) but know that you maybe wrong at times also.
2. Work harder than anyone else – you as the leader on your team directly impacts the work ethics of the rest of the team AND hard works creates your ability to get luckier
3. Push your teammates to become better – no business is a one man or woman sport, you’re only good as the last person on your bench.
4. The Big one  – Paying attention to details – how you do the jab steps, pump fakes, cross overs, cuts, etc.  This details on how you do anything is what makes a players, a business, and everything less from good to great.

And… anyone who has every played sports will tell you…

At the end of the day -> Nothing beats HARD WORK. Bust your a$$ and push yourself and especially others to get stronger and better.  And remember you’re NOT just here to WIN the game but to have an extraordinary career and a lasting business.

I had to put a word like “SWAG” in it.

Why? Because entrepreneurs like US need the SWAG. lol

Don’t know what the heck SWAG means?

I “didn’t know either” until like 7 min ago…. So I asked Urban Dictionary

I don’t think it’s true BUT I’ll tell you what Asians got…

“Bad drivers” and “small eyes” (I’m asian so I can do this HA)

Mr. Coga – What Does SWAG and BEING CONFIDENT has to do with my real estate business or any business!?!?

Well… for many real estate entrepreneurs… I firmly believe “SELF-CONFIDENCE” is the #1 biggest obstacle on the path to the success you’re after.  I’ll make an even more bold statement… without THIS, I don’t see how the hell you’re going to be successful in ANY business or even life.

The reason this is so important is….

In order to follow that path to great success, you have to have enough iron balls-take-no-bull-sh*t-confidence to step into this DEEP rabbit hole called entrepreneurship.

I’ll say it in another way…

In order to follow your own path to greatness, you must have enough SWAG (honestly I hate this word, I’m taking it out) Confidence to step into the unknown.

You gotta be able to face the uncertainty. You throw away your golden parachute of security and step in to the unknown of entrepreneurship.

So WTF happens when you lack the necessary self-confidence?!?!?

Simple… you NEVER take that first step. And you end up stuck. (has that happened to you?)

Now “SWAG” or “confidence” is an over-used word (especially SWAG)…

So what the heck are ways to get self confidence so I can succeed as an entrepreneur?

1. #1 – USE your DAM BRAIN! Really think about it deep down.  DO NOT simply consider what you might say to others.  It’s NOT the surface level thinking… Don’t gloss over it with “oh, that was easy – mindset”.  Seriously reflect deep down inside like you’re meditating like a shaolin monk.  How confident are you really in your ability to succeed. Are you second guessing it? Do you think you’re not smart enough? Not good enough? Maybe that you don’t deserve to be successful…  trust me, this “think part”… is TOUGH, but that’s one way to determine how much of an issue this is for you.
2. #2 – USE your DAM BRAIN AGAIN! This time… think about the people who know you best (the outside people). How much do THEY believe in you? How much does your team believe in what you say? How much do you believe in your ability to succeed and lead. Do they think it’s only a matter of time until you succeed? Or are they concerned about you abilities?

Don’t discount the importance of this. The opinions of others can have a great impact on your level of self-confidence.

Understand this…

I’m not telling you to become an egotistic douchbag.

All I’m saying is…

When you start to really drill down to the core…  you can see pretty clearly some of the problems – or more accurately the symptoms aka… what lack of confidence can cause.

So what does lack of confidence cause?

1. #1 – Procrastination. If you’re not confident in the outcome of your ability, then you’re less likely to take action. So it can be the root of procrastination. (has THIS happened to you?)
2. #2 – It can be the root of information overload. (I’ve been here)

Let me ask you…

Really think about this…

Go back in your life,  when you decided that entrepreneurship was the way to go.  What pushed you over to even say, “hey – I’m doing this?”

Or did you feel NOT confident in your ability… and because of that you didn’t take action?

Did you believe you need to get more information to help you?

So you did what ever other person does.  Research for more and more knowledge and ultimately get buried under a mountain of information overload…. aka info crap overload

Indecision. Or lack of it.

If you have difficulty making critical decisions, that can be traced back to a lack of confidence in your own ability to succeed in light of whatever decision that you’re considering.

That right there…

The gap between what YOU REALLY KNOW…

And…

What you DO is often created by a lack of confidence in your ability to do what you know.

Did I lose you? (read it again)

Stop and truly think about this…

If that lack of confidence is taking away your action to do something. It can cause you to become isolated or alienated. You withdraw trying to work things out when the best step would be actually to just to not “sweat the little stuff” and move forward. Ultimately you end up second guessing yourself.

Now…

Trust me… I’m not telling you that EVERY hesitation’s root comes from a lack of SWAG (aka confidence).

But…

What I am saying is that often times when the best approach would be to take action, you end up just waiting for something to happen.

When you do have confidence though – when you really believe that you will ultimately succeed – it ripples out into everything you do.

In fact…

A few months ago, I was talking to my team about a dramatic shift we were going to make.  A strategic move to ramp up your business. The power of our team and the kind of confidence that we carry is contagious.  And honestly, I can’t think that we would be doing this type of business and volume if we didn’t have a huge level of confidence.

When you have that confidence, you believe that your efforts will pay off.

And when you believe that your efforts will pay off, you’re willing to go for things; to step up and step out of your comfort zone and take action because you believe that your efforts will pay off. (click here… Do Epic Shit).

Then something magical happens…

You’re willing to commit to your goals. You seem to work harder and longer because you believe your efforts will pay off dividends.   That right there… increases your odds of success.

Then when you win those small battles, it also creates a self-reinforcing spiral. And you spiral up.

They Say Asians Are GOOD At These Things… When It comes to Social Media Marketing.

WTH am I talking about “these things”?

• Yes Asian suck at driving…ease up… we got insurance – not like the other peeps… BUT NO I’m not talking about THIS.

The Answer? Well it’s math.

Math!?!? WTF Does MATH have to do with Social Media Marketing?

Simple… ANY business is an arithmetic business.

You need to know what your cost and expense. Aka your balance sheet (DUH – not rocket science).

Know what energy out put or $$ that it’s going to take to produce income. Also remember that to increase bottom line… you ALWAYS have two ways. Either increase REVENUE or decrease expense (DUH – not rocket science again).  So when it comes to real estate investing or any business for that matter.  You need to look at exposure – which is marketing right?

I’m doing this blog because people constantly ask me what are my social media marketing strategy for my real estate business.

PROBLEM… People get Social Media twisted.  Here’s what I mean..

Remember…

SOCIAL MEDIA MARKETING IS TO BUILD RELATIONSHIPS AND NETWORK.

Don’t do a hard sell… or a creepy stalker like stuff.

What is secret marketing strategy? I don’t think it’s a secret at all… It’s all about building connections and being in front of a client. Making sure people know who the heck you are.

Once of the earliest books in sales by Tom Hopkins “Low Profile – Selling – Act Like a Lamb – Sell Like a Lion” talks about the importance of this “rapport”.

When I was doing insurance and financial services before getting into the real estate biz  my clients got a Happy Birthday call from me every time.

I wanted to make sure they knew who “Jeffrey Mutha F’en Coga” was. (arrogant I know). So I put the contact info and date of birth in my outlook and synced it with my blackberry (RIM.. dam that’s old lol).  I got alot of thank you and compliments and I know I did a crap load of business just because of this 1 thing.  Yeah… I delivered gifts and gift cards etc but everyone thought wow this Jeff guys always remembers my bday.

Fast forward to NOW in the Social Media World.

You can truly be LAZY. (Yes I’m THAT lazy)

Here’s is a prime example.

Yes this is the video I sent my virtual assistant.

I get texts back saying thank you. I get likes back. etc.

This stuff works. Now… I pay my guy min wage to do  this every single day.

It works. Make sure you outsource this to someone on your team (kind of like when you send Christmas cards and your assistant writes it – you just sign it ;P )

If you don’t have someone to outsource it to… do it yourself. It WORKS.

How can I accuse the worlds most common, well known, and user friendly company that THEY are holding back information? A censorship… MAYBE.

Googled – Jeff Coga on my regular “Chrome Browser” I use daily. You can see the top 2 are the google profile for Google+ (which will dominate the internet and if you haven’t heard about it. Leave me a comment and I’ll send you an invite since it’s in the beta test)

IMPORTANT: This will be the “Control” – and any business owner, entrepreneurs, and internet marketers MUST understand this… otherwise you’ll be left behind like a kid in special Olympics (click here and you’ll NEVER make an excuse in your life) in this new information age.

TEST #1

For this test I went into my Mozilla Firefox and googled my name Jeff Coga – You can CLEARLY see that search engine changed. Keep in mind I’m at my computer that I use EVERY DAY.

So what the heck did change? You’ll see my blog, my twitter, and videos in the Mozilla Firefox search! My humble opinion is this… I watch video only on Firefox (don’t ask… I just use do). Could this be it? Could this triggered googled to give me more “videos”? The answer… I don’t know. But Freaky right?

TEST #2

For the last test I said F’ it. Let’s try something new… So I went to a lap top I rarely use and googled my name. You can tell I don’t go to ANY of my site on that lap top because you don’t have the “puplish” link color (this means you went to the site before).

I don’t know about you… but I’m kinda freaked out. How does google know all this crap? Or better yet… how the hell do I capitalized on this? Right?

So… I got a crazy Idea… Let’s run a few marketing campaigns called “google me campaigns”

I have this running and on all of my other social media account. I will check back in a month to see how much traffic or “clicks”. I have no idea what the heck this will do but I’m asking you a favor now!

You walk into a book store (if you don’t you need to read more) and buy a book about “Happiness”… and actually read a few pages….

Never mind… I’ll save you some time. Why? Because MAJORITY of the books on “Happiness” have the same old message…. you choose to be happy by “attaching” yourself to the outcome of the situation and not attaching yourself to the result or outcome…. and to focus on the “process”.

Basically to become the next Dalai Lama…I love the Lama but NAW… it aint me.

Pay real close attention to this….

Either now or later, you’re going to realize that success doesn’t F’en come to those who sit around on your ass waiting for permission in life. You have to go out there and make sh*t happen.

Period.

My BAZILLION $$$$ advice to folks who feels down, thinking they aren’t good enough, economy is bad, my boss is stupid (he probably is), my relationship with my significant other sucks, and  ANYONE (including my younger self… I wish I can get a time machine, maybe I should make one, hmmm….anyways).  So are you ready for that BAZILLION $$$ advice? Just know that I’m going to send you an invoice when your life changes. So drum roll please….

1. Stop waiting for permission to do something extraordinary.
2. Gag, Stab, shoot, silence and IMMINENTLY KILL  the inner wuss boy critic (seriously think about it).
3. Don’t ever be afraid to F’ Up.
4. When you do F’ up, just say F’ You to the F’ Up and get back up (if you didn’t get it read it again)
5. Know that YOU’RE smarter and better than you think you are (see #2)
6. F’ the haters and ignore them at ALL COST.  (see #2 again)
7. RUN and IGNORE negative people (tell them to F’ Off, they will suck the energy right out of you… ask me how I know that!)
8. GOOD is GOOD enough. STOP waiting for things to be perfect. WHY? Because it will NEVER be. Accept it.
9. Execute FAST.  Remember Nike? JUST DO IT! (remember #8)

You’ll NEVER get ahead in life if you keep waiting for things to happen. So my challenge to the galaxy: Do Epic Shit.

Quit waiting for acceptance, reassurance, and permission. Stop being afraid to fail. Get out there and do what Nike do. JUST DO IT! Then, come back and tell me all about it and we’ll do a toast to a bottle of Romane Conti (REAL men drink this) and have a Partagas. Kapish?
