<p>Ok&#8230; so my life really wasn&#8217;t always like this&#8230;</p>
<p>When I first got started in real estate, I was literally<br />
broke.</p>
<p>I had no money to market to sellers or buyers …</p>
<p>… no money to put up deposits</p>
<p>… no money to do any of the other things that pop up<br />
now &amp; again for the average real estate investor</p>
<p>So here’s what I did … I became a BIRD DOG.</p>
<p>I started matching buyers up with sellers and charging a<br />
fee as a middle man. It was great! And it’s exactly what<br />
you should be doing if YOU happen to be “monetarily<br />
challenged” at the moment.</p>
<p>The only thing that sucked was that it was a lot of leg<br />
work. I wish The Real Estate Matchmaker software system<br />
had been around back then. I could have done it all from<br />
home.</p>

<p>I have a slightly embarrassing confession&#8230;</p>
<p>I just got a hair cut and I look like I stuck my hair in a weedwacker.</p>

<li><strong>Me</strong>: &#8220;Can I get a hair cut&#8221;</li>
<li><strong>Asian Lady</strong>: &#8220;Sure sit down &#8211; what kind of hair cut are you looking&#8221; (this is not a gramatical error &#8211; this is how she talked)</li>
<li><strong>Me</strong>: &#8220;Low fad up to here (point&#8217;s to hair line) &#8211; with a #4 clip and #1 clip on the side&#8221;</li>
<li><strong>Asian Lady:</strong> &#8220;Sure &#8211; not to high on fade&#8221;</li>
</ul>
<p>Next thing I know&#8230; she went to town. I tried to have her fix it but the fade kept on going higher and higher.  Next thing I knew&#8230;</p>

<p>In this video I talk about Email hygiene.  If you&#8217;ve been in the my master mind &#8211; you know I talk about the power of data. And especially as an investor, your ability to see trends and make adjustments = your ability to make money.</p>
<p>But several weeks ago I decided to start taking list segmenetation &amp; hygiene seriously, and it&#8217;s paid off in every way aka  deliverability, open rates, and end game of unloading properties fast!</p>
<p>The scrub and list-cleaning process we implemented has effectively <strong>MORE THAN DOUBLED</strong> our open rate&#8230; from sub par 6% to 11%&#8230; no sky rocketing to plus 20%+ on some campaigns we run and over 50% on other campaigns.</p>
<p><strong>Quick Basics: Avoiding the &#8220;Spam Trap&#8221;</strong></p>
<p>Email service providers aka ESP spam filters have now gotten 10x more smarter in the past 2 to 4 years (especially the last 2 years).</p>
<p>They say 80% of ALL email sent is now considered spam, and most of it rightfully so.  As legitimate business owners (I hope you are) you need to understand WHY this is so important and how avoid being lumped into this majority is key.</p>
<h3><strong>Here are the biggest reasons emails go to spam right now.</strong></h3>
<ol>
<li><strong>Domain/IP Trust</strong> &#8211; Each time they receive an email from you, email service providers (Gmail, Yahoo, MSN/Hotmail) run a quick background check on your sending IP &amp; domain. If they show up on any shared blacklists, you’re in bad shape. We regularly send emails from two primary domains: getcrgnow.com and crgbuys.com.  Once a month, we check both domains on https://senderscore.org and http://www.mxtoolbox.com to ensure they have top-score reputation. If you have anything less than a 97 score, Yahoo won’t accept your emails.</li>
<li><strong>ESP Algorithms</strong> - Each of the major ESPs have their own unique “spam catching” algorithm, but they all consider these factors:  only 12% of people opt-in with a real email address anymore. Do you keep sending emails to the other 88%? Stop it&#8230;.  Open Rate :: how many people open your emails? It needs to be consistently 10% or greater&#8230;. Velocity :: do you send on a relatively regular schedule? You should&#8230;.. Volume :: if you send over 70,000 emails at once, you’re automatically assumed to be a spammer unless proven otherwise. Sad, but true.</li>
<li><strong>“Stop Words”</strong> &#8211;  Most email marketers blow this out of proportion, but it’s still a factor. You don’t need to replace every instance of “FREE” with “FR-E-E” (in fact, it could hurt you to do so), but definitely still use some discretion here. Your email marketing solution (iContact, Constant Contact, Aweber) has a mini-spam checker. Just correct anything it tells you to correct, and you’re good.</li>
<li><strong>Spam Complaints</strong> - An acceptable level is 1 person clicking the “spam” button in their ESP for every 1,000 emails sent. When someone manually complains to your email marketing solution (e.g. they call iContact to report you as a spammer) it’s BAD. As in… they only give you 3 of those, then your account is terminated, no questions asked.</li>
</ol>
<h3><strong>Here&#8217;s a couple more tips.</strong></h3>
<ol>
<li><strong>Match Your Links to Your Sending Domain.</strong> Congruency affects deliverability. If you’re sending traffic from getcrgnow.com, make all your links getcrgnow.com/forward. How do you do this if you’re sending traffic to an affiliate link? Either write a custom forward script or use Pretty Link for WordPress.</li>
<li><strong>Don’t Send Out Blacklisted Links.</strong> On a similar note, always make sure you mail through a redirect. This will allow you to make sure you have &#8220;nets&#8221; out in the open internet world.  Also &#8211; if you do JV/Affiliate marketing this is a HUGE one.  Make sure you do not blast black listed links.</li>
</ol>

<div>Simple&#8230; the more eye balls you have looking at your email = higher chances of your message being heard = higher ability to close = bigger pocket book.</div>

<p>Well&#8230; in the last several months, I have been working on couple of pretty darn big projects. What is that project? Simple. It&#8217;s a secret <img src='http://www.jeffcoga.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<p>But&#8230;  it&#8217;s related to the concept of <em><strong>&#8220;Growing Towards The Sun&#8221;</strong></em></p>
<p>You might be saying&#8230; WHAT THE HELL is <em><strong>&#8220;Growing Towards The Sun&#8221;.  </strong></em> Well&#8230; just picture a plant&#8230; a plant that is trying to grow.  If the plant doesn&#8217;t have efficient sun light what will happen?</p>
<ol>
<li>It won&#8217;t grow&#8230;</li>
<li>If it grows, it will grow at a slower pace&#8230;</li>
<li>And worst case scenario it will die</li>
</ol>
<p>Now&#8230; what if the plant was in the sun&#8230; what will it do? It will grow towards the sun. And grow towards where the sun is the strongest right?   In business it&#8217;s the same darn thing but the &#8220;sun&#8221; is the folks you surround yourself with, the books you read, things you study, etc etc.   Meaning&#8230; if you want to grow your biz and/or as a person&#8230; be around folks who will push you, better your life, and just expect more out of you.  A smart dude once said&#8230;</p>
<p>&#8220;People&#8217;s lives are <em>a</em> direct reflection of the <em>expectations</em> of their <em>peer group&#8221; &#8211; </em>meaning surround yourself with friends, family, loved ones, business partner, team members, and anyone that can help you grow towards the sun. <img src='http://www.jeffcoga.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<p>Here&#8217;s a video that might piss you off.  So watch this before you go into the meat and potato&#8217;s.</p>

<p>I&#8217;ve been blessed enough to be around folks and individuals that are obnoxiously smarter than I am (can you believe it? lol).  Well&#8230; this one particular mastermind group I&#8217;m part of has brilliant online marketers who have sold bajjjilllions of stuff&#8230; what kinda stuff?  As they say&#8230; &#8220;info products&#8221; to help  real estate investors&#8230;. <p><strong>Side-note:</strong> You can clearly see a down trend on the graph above.  This image is from &#8220;Google trends&#8221;.  If you do not know what Google trends are you&#8217;re probably living under a rock or&#8230;. ok, I won&#8217;t insult you for not knowing what Google trends is&#8230; since as they say&#8230;<em> &#8220;you only know, what you know&#8221;</em>&#8230; right?  So, what is Google trends?  <a href="http://www.google.com/intl/en/trends/about.html">Click here to learn</a> Now&#8230; what you need to under stand is&#8230; it&#8217;s the &#8220;volume of searches&#8221; for specific keyword.  The sample above is the keyword <em><strong>&#8220;real estate investing&#8221;.  So the question is based on: Decline in search term of  &#8221;real estate investing&#8221; = less investors being interested = shrinking pool of real estate investing guru products (make sense? or maybe&#8230; keep reading).</strong></em></p>

<p><em> &#8221;One could argue that it&#8217;s not decreasing but rather coming back to &#8220;normal&#8221; from before the boom. People are always looking to make money in this economy and so they may not think of real estate or have misconceptions about it&#8230; So broadening the product pitch to go after those people that are not even considering real estate is the way to get more prospects and names&#8230; i think that <strong>xxxxxxxxxxxx </strong>(Sorry I have to leave the name out)  is a perfect example of this and his pitch on infomercials&#8221;</em></p>

<p><strong>RESPONSE#3: (Here&#8217;s where it get&#8217;s interesting)</strong></p>
<p><strong></strong><em> &#8221;Greetings!  Part of the decline you see on Google search traffic since 2004 relates to a loss of Google Search market share for this keyword (i.e. &#8211; people interested in REI have an increasing number of alternative info sources, from YouTube to  Facebook  and many in between). But make no mistake,  the lion&#8217;s share of the decline is **LACK of INTEREST. ** Many, many investors got beat up so bad (because they missed market signals of when to get out) they will never be back. The others are (mostly) waiting on the sideline. Just look at the declining traffic at most of the REI sites over the last four years. In the same way there are less than half as many realtors,  80% fewer contactors and a  small fraction of the mortgage brokers compared to a few years ago, the industry as a whole continues to be in a MAJOR contraction. ANY industry or group dependent on real estate is a small skeleton of what it once was. That includes most investors AND Guru&#8217;s.  This is a NORMAL and healthy part of the real estate cycle. Making money today as a real estate investor is hard as nails compared to a few years ago. There are much better alternatives for many potential investors&#8230; and guru&#8217;s.  Fundamentally, this cycle isn&#8217;t much different than the last three (see image attached).&#8221;</em></p>

Some local markets are starting to emerge but overall, we&#8217;re still years away from a return to the good old days.&#8221;</em></p>

<p><em>&#8220;With the media beating up Real Estate every single day&#8230; Homer Simpson will continue to wait on the sidelines. Great article by XXXXXXX (leaving out names). Only the strong will</em> <em>survive over the next few years. All the so called &#8220;Gurus&#8221; who hide behind the internet and have done only a couple deals will be flipping burgers at McDonalds!&#8221;</em></p>
<p><strong>RESPONSE # 5:</strong></p>
<p><em>&#8220;Great stuff xxxx (leaving out names). 100% agree. It&#8217;s just a cycle&#8230; similar to the ones we went through in the 70s, the early 80&#8242;s and the early 90&#8242;s. People aren&#8217;t losing interest for bettering themselves and their lives&#8230; they just don&#8217;t see real estate as the &#8220;easy&#8221; way to improve their lives anymore. Once the media starts talking again about all of the &#8220;high appreciation&#8221; and how fast houses are selling&#8230; people will jump back in and seek out real estate investing because it seems &#8220;easy&#8221; again. Looking at a few other trends:&#8221;</em></p>

<p><em>&#8220;buying real estate&#8221; sunk along w/ &#8220;real estate investing&#8221; on the same curve (that term could be interchanged as the same&#8230; but is likely also a bunch of home buyers searching </em><em>that term)&#8230; so, as demand of course to buy homes goes down&#8230; as does demand to learn how to invest in real estate.</em></p>
<p><em>But, on the other hand&#8230; people increasingly started searching for other terms around buying real estate&#8230; like &#8220;foreclosure listings&#8221;&#8230; that of course jumped up huge while</em><br />
<em> &#8220;buying real estate&#8221; dove w/ &#8220;real estate investing&#8221;. In the end, people searching for similar things&#8230; just using different terms (based on the buzzwords that are popular in</em><br />
<em> the news media at the time). Further, like xxxx and xxxx said&#8230; those people didn&#8217;t disappear&#8230; real estate just doesn&#8217;t sound like the &#8220;easy thing to do&#8221; anymore&#8230; so, since 2008&#8230;  &#8221;making money from home&#8221; has gone up and kept very steady the last 3-4 years. One last one&#8230; &#8220;buying rental properties&#8221; saw a little bump in early 2010 and carries through to today&#8230; just a sign of the change in the real estate market cycle.</em></p>
<p><em>People are still looking for the same things&#8230; wealth, freedom from their jobs, better lives, etc&#8230; possibly even in higher amounts than before&#8230; we just need to start the conversation with them in other places rather than trying to be in front of them only when they&#8217;re specifically looking for real estate investing info. Some guys doing this are seeing their real estate expert / training businesses grow faster than ever.</em></p>
<p><em>Just like the real estate investors who were in it for the &#8220;easy&#8221; money are now gone&#8230; the real estate experts / &#8220;gurus&#8221; who were in it for the easy money (and only for the</em><br />
<em> money) are gonna be gone in short order too if they&#8217;re not already. Time to get creative y&#8217;all <img src='http://www.jeffcoga.com/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley' />  .</em></p>

				<content:encoded><![CDATA[<p>I called a buddy of mine this morning at 6:35 am to talk to him about a marketing campaign I&#8217;m about to launch and he said to me in his raspy voice&#8230;</p>
<p><em><strong> &#8220;dude, when do you rest? How do you keep on working like that?&#8221;</strong></em></p>
<p>And it didn&#8217;t hit me but I started to really ask myself that question.  Where did my ability to just work my a$$ off come from?</p>
<p>I had to really think about it since I&#8217;ve had so many mentors but&#8230; I go back to an incident in junior high&#8230;</p>
<p>I had try-outs for my basketball team at Giano Intermediate in the city of La Puente.  I grew up playing basketball and learned to love the game because of a childhood friend and his father who taught me the game. I still remember to this day&#8230; I was a nervous wreck and missed 7 wide-open lay ups because of the jitters. I wasn&#8217;t the only who noticed that I couldn&#8217;t make a lay-up that day, the coach noticed as well and I was cut or should I say I didn&#8217;t make the team.</p>
<p>This devastated me because I used to practice with my childhood friend and his father every single day for hours.  I don&#8217;t know till this day if my friends dad did it intentionally but the next day after I told him about how I got cut &#8211; he popped in a video. A video that changed me. He put in the video about a player who I watched on tv and idolized. The greatest of all time NBA basketball player, <strong>Michael Jordan.</strong></p>
<p>I was amazed at seeing the highlights of all the dunks, game winning shots etc&#8230; but what I took away was the story of Michael.  The story of how he got cut from his Varsity basketball team and how he channeled that energy to get better.</p>
<p>The next day I hit the courts hard and practiced all summer with my child hood friend and his father doing drills.  Some summer days I woke up and started playing from sun rise to sunset until I had blisters on my feet.  During that time my friends father was diagnosed with lung cancer for the second time. Yet for some reason he still played ball with us&#8230;  I guess it was the love of the game (He fought the illness but he passed away a few months later. Thank you Tito RIP &#8211; I know you&#8217;re somewhere still playing the game you loved).</p>
<p>Now&#8230; just today I was sent this video of Michael Jordan that re-ignited some emotions from my child hood.<br />

<p><strong>What did playing basket and idolizing Michael Jordan taught me in business?</strong></p>
<p>Here&#8217;s what I&#8217;ve learned&#8230;</p>
<ol>
<li>Be relentless but humble enough to know you don&#8217;t know everything. Never have anyone tell you that you can&#8217;t do something (especially yourself!) but know that you maybe wrong at times also.</li>
<li>Work harder than anyone else &#8211; you as the leader on your team directly impacts the work ethics of the rest of the team AND hard works creates your ability to get luckier</li>
<li>Push your teammates to become better &#8211; no business is a one man or woman sport, you&#8217;re only good as the last person on your bench.</li>
<li>The Big one  &#8211; Paying attention to details &#8211; how you do the jab steps, pump fakes, cross overs, cuts, etc.  This details on how you do anything is what makes a players, a business, and everything less from good to great.</li>
</ol>
<p>And&#8230; anyone who has every played sports will tell you&#8230;</p>
<p>At the end of the day -&gt; Nothing beats HARD WORK. Bust your a$$ and push yourself and especially others to get stronger and better.  And remember you&#8217;re NOT just here to WIN the game but to have an extraordinary career and a lasting business.</p>

<p>It is soooo important&#8230;  I&#8217;m calling this blog entry <span style="text-decoration: underline;"><strong><em>&#8220;The Incredible Power of SWAG Like Self-Confidence.&#8221;</em></strong></span></p>

<p>You&#8217;re probably asking&#8230;</p>

<h3><strong>Mr. Coga &#8211; What Does SWAG and BEING CONFIDENT has to do with my real estate business or any business!?!?</strong></h3>
<p>*****************</p>
<p>Well&#8230; for many real estate entrepreneurs&#8230; I firmly believe &#8220;SELF-CONFIDENCE&#8221; is the #1 biggest obstacle on the path to the success you’re after.  I&#8217;ll make an even more <strong>bold</strong> statement&#8230; without THIS, I don&#8217;t see how the hell you&#8217;re going to be successful in ANY business or even life.</p>
<p>The reason this is so important is&#8230;.</p>
<p>In order to follow that path to great success, you have to have enough iron balls-take-no-bull-sh*t-confidence to step into this DEEP rabbit hole called entrepreneurship.</p>
<p>I&#8217;ll say it in another way&#8230;</p>
<p>In order to follow your own path to greatness, you must have enough <del>SWAG</del> (honestly I hate this word, I&#8217;m taking it out) <strong>Confidence</strong> to step into the unknown.</p>
<p>You gotta be able to face the uncertainty. You throw away your golden parachute of security and step in to the unknown of entrepreneurship.</p>
<p>So WTF happens when you lack the necessary self-confidence?!?!?</p>
<p>Simple&#8230; you <span style="text-decoration: underline;"><strong>NEVER</strong></span> take that first step. And you end up stuck. <em>(has that happened to you?)</em></p>
<p>Now &#8220;SWAG&#8221; or “confidence” is an over-used word <em>(especially SWAG)</em>&#8230;</p>
<p>So what the heck are ways to get self confidence so I can succeed as an entrepreneur?</p>
<ol>
<li><strong>#1 &#8211; USE your DAM BRAIN! Really think about it deep down. </strong> DO NOT simply consider what you might say to others.  It&#8217;s NOT the surface level thinking&#8230; Don’t gloss over it with “oh, that was easy &#8211; mindset&#8221;.  Seriously reflect deep down inside like you&#8217;re meditating like a shaolin monk.  How confident are you really in your ability to succeed. Are you second guessing it? Do you think you&#8217;re not smart enough? Not good enough? Maybe that you don&#8217;t deserve to be successful&#8230;  trust me, this &#8220;think part&#8221;&#8230; is TOUGH, but that’s one way to determine how much of an issue this is for you.</li>
<li><strong>#2 &#8211; USE your DAM BRAIN AGAIN! This time&#8230; think about the people who know you best (the outside people).</strong> How much do THEY believe in you? How much does your team believe in what you say? How much do you believe in your ability to succeed and lead. Do they think it’s only a matter of time until you succeed? Or are they concerned about you abilities?</li>
</ol>
<p>Don’t discount the importance of this. The opinions of <em>others</em> can have a great impact on your level of self-confidence.</p>
<p>Understand this&#8230;</p>
<h3>I&#8217;m not telling you to become an egotistic douchbag.</h3>
<p>Don&#8217;t know what douchbag is? (<a href="http://www.urbandictionary.com/define.php?term=douchbag">click here</a>)</p>
<p>All I&#8217;m saying is&#8230;</p>
<p>When you start to really drill down to the core&#8230;  you can see pretty clearly some of the problems – or more accurately the symptoms aka&#8230; what lack of confidence can cause.</p>
<p>So what does lack of confidence cause?</p>
<blockquote>
<ol>
<li><em>#1 &#8211; Procrastination. If you’re not confident in the outcome of your ability, then you’re less likely to take action. So it can be the root of procrastination. (has THIS happened to you?)</em></li>
<li><em>#2 &#8211; It can be the root of information overload. (I&#8217;ve been here)</em></li>
</ol>
</blockquote>
<p>Let me ask you&#8230;</p>
<p>Really think about this&#8230;</p>
<p>Go back in your life,  when you decided that entrepreneurship was the way to go.  What pushed you over to even say, &#8220;hey &#8211; I&#8217;m doing this?&#8221;</p>
<p>Or did you feel NOT confident in your ability&#8230; and because of that you didn&#8217;t take action?</p>
<p>Did you believe you need to get more information to help you?</p>
<p>So you did what ever other person does.  Research for more and more knowledge and ultimately get buried under a mountain of information overload&#8230;. aka <strong><em>info crap overload</em></strong></p>
<p>Indecision. Or lack of it.</p>
<p>If you have difficulty making critical decisions, that can be traced back to a lack of confidence in your own ability to succeed in light of whatever decision that you’re considering.</p>
<p>That right there&#8230;</p>
<p>The gap between what YOU REALLY KNOW&#8230;</p>
<p>And&#8230;</p>
<p>What you DO is often created by a lack of confidence in your ability to do what you know.</p>
<p>Did I lose you? (read it again)</p>
<p>Stop and truly think about this&#8230;</p>
<p>If that lack of confidence is taking away your action to do <em>something.</em> It can cause you to become isolated or alienated. You withdraw trying to work things out when the best step would be actually to just to not &#8220;sweat the little stuff&#8221; and move forward. Ultimately you end up second guessing yourself.</p>
<p>Now&#8230;</p>
<p>Trust me&#8230; I’m not telling you that EVERY hesitation’s root comes from a lack of SWAG (aka confidence).</p>
<p>But&#8230;</p>
<p>What I am saying is that often times when the best approach would be to take action, you end up just waiting for something to happen.</p>
<h3><span class="Apple-style-span" style="font-size: 13px; font-weight: normal;">When you do have confidence though – when you really believe that you will ultimately succeed – it ripples out into everything you do.</span></h3>
<p>In fact&#8230;</p>
<p>A few months ago, I was talking to my team about a dramatic shift we were going to make.  A strategic move to ramp up your business. The power of our team and the kind of confidence that we carry is contagious.  And honestly, I can’t think that we would be doing this type of business and volume if we didn&#8217;t have a huge level of confidence.</p>
<p>When you have that confidence, you believe that your efforts will pay off.</p>
<p>And when you believe that your efforts will pay off, you’re willing to go for things; to step up and step out of your comfort zone and take action because you believe that your efforts will pay off. <p>Then something magical happens&#8230;</p>
<p>You’re willing to commit to your goals. You seem to work harder and longer because you believe your efforts will pay off dividends.   That right there&#8230; increases your odds of success.</p>
<p>Then when you win those small battles, it also creates a self-reinforcing spiral. And you spiral up.</p>

<p>The Answer? Well it&#8217;s math.</p>
<p>Math!?!? WTF Does MATH have to do with Social Media Marketing?</p>
<p>Simple&#8230; ANY business is an arithmetic business.</p>
<p>You need to know what your cost and expense. Aka your balance sheet (DUH &#8211; not rocket science).</p>
<p>Know what energy out put or $$ that it&#8217;s going to take to produce income. Also remember that to increase bottom line&#8230; you ALWAYS have two ways. Either increase REVENUE or decrease expense (DUH &#8211; not rocket science again).  So when it comes to real estate investing or any business for that matter.  You need to look at exposure &#8211; which is marketing right?</p>
<p>I&#8217;m doing this blog because people constantly ask me what are my social media marketing strategy for my real estate business.</p>
<p>PROBLEM&#8230; People get Social Media twisted.  Here&#8217;s what I mean..</p>
<p>Remember&#8230;</p>
<h3><strong>SOCIAL MEDIA MARKETING IS TO BUILD RELATIONSHIPS AND NETWORK.</strong></h3>
<p>Don&#8217;t do a hard sell&#8230; or a creepy stalker like stuff.</p>
<p>Think of it like going to a killer party and then you start talking about what you do&#8230;</p>

<p>When I was doing insurance and financial services before getting into the real estate biz  my clients got a Happy Birthday call from me every time.</p>
<p>I wanted to make sure they knew who &#8220;Jeffrey Mutha F&#8217;en Coga&#8221; was. (arrogant I know). So I put the contact info and date of birth in my outlook and synced it with my blackberry (RIM.. dam that&#8217;s old lol).  I got alot of thank you and compliments and I know I did a crap load of business just because of this 1 thing.  Yeah&#8230; I delivered gifts and gift cards etc but everyone thought wow this Jeff guys always remembers my bday.</p>
<p>Fast forward to NOW in the Social Media World.</p>
<p>You can truly be LAZY. (Yes I&#8217;m THAT lazy)</p>
